D. Small Wins

Tree canopy and ground levels are often thought of as ephemeral elements compared to bricks and mortar, and thus their existence less fixed. The aim of this scheme is to retain as much as possible and to enhance what is there. This is astoundingly beneficial and easy. All you have to do is … nothing. Small Wins is a model for straightforward, ecologically mindful and community-focused affordable housing.

Small Wins creates generous shared spaces. A dual-use verge for communal and parking space frees up the site for dwellings, landscape and retained tree canopy. Hard surfaces are broken up across the site, allowing for plantings. Low cost, low maintenance, robust materials are used. This isn’t an expensive product; enhancements are modest. Dwelling sizes and costs per square metre are average. It offers an 11.7% return. These margins might not be enough for a private developer, but it is a superb option for government.
